Boutique Corporation Public Company Limited (BC), a leader in real estate development under the Build-Operate-Sale (BOS) model, has joined forces with The Issuer and Token X to introduce the innovative "Summer Point Token." This groundbreaking digital investment token is backed by the Summer Point office building, located in the prime Sukhumvit area, directly connected to BTS Phra Khanong Station.

The project will offer up to 900 million tokens, priced at 0.50 THB per token, for a total value of 450 million THB. Investors will receive quarterly returns based on net rental income and periodic principal repayments over a 25-year project lifespan.

Tokenization Meets Real Estate

Ms. Jittinun Chatsiharach, CEO of Token X under the SCBX Group and an authorized ICO portal operator by the Securities and Exchange Commission (SEC), announced the collaboration with BC and The Issuer. The Summer Point Token marks a milestone in digital investments, leveraging blockchain technology to tokenize real estate assets. Investors can participate with minimal upfront costs and enjoy the convenience of 24/7 trading on secondary markets after the token is listed on a digital asset exchange.

The SEC filing for the token offering is currently underway, with plans to distribute up to 900 million tokens in the initial coin offering (ICO). Proceeds will be invested in a Revenue Sale and Transfer Agreement (RSTA) with Boutique Phra Khanong Three Co., Ltd., the property owner, and used to acquire equity in the same entity.

Investor Benefits and Rights

Token holders will receive:

Quarterly Returns: Based on net rental income from the Summer Point project, with fixed principal repayments at 1% of the raised capital each quarter. Remaining income will be distributed as net rental returns.

Voting Rights: In decisions such as trustee appointments, property management compensation, and changes to benefit allocations.

After the fundraising is completed, BC will be appointed as the property manager, ensuring professional asset management throughout the token’s lifecycle.

Prime Location and High Occupancy Rates

Mr. Prabsharan Singh Thakral, CEO of Boutique Corporation, highlighted Summer Point's strategic location in central Sukhumvit. Situated near the BTS Phra Khanong Station and major landmarks such as Sukhumvit Hospital and the Queen Sirikit National Convention Center, the building boasts a high occupancy rate of over 96%. The five-story building, which opened in 2020, offers a mix of office spaces, retail outlets, and shared facilities, covering nearly 10,000 square meters with 78 parking spaces.
